This role is internally known as 'Manager - Property, Assets and Administration'. The RoleWe are seeking a vibrant, enthusiastic and motivated individual for our Manager – Property and Assets & Administration role, to lead the Property & Assets team in the efficient and compliant management of Ability Options’ property, fleet and other assets.The ideal candidate will have strong operational leadership and effective management to align with Ability Options’ Vision, Mission and Values and to successfully execute our Strategic and Operational plans.You can look forward to being welcomed into a wonderful and supportive team who are highly respected and well known within the organisation.An exciting opportunity to build your career in a passionate, values driven organisation.Hours: Permanent Full-time, 38 hours per weekLocation: Bella Vista, NSW (travel required regularly for work across portfolio as required). Salary: $88,000 per annum + super and $15,900 in salary packagingReporting to: General Manager - Property, Assets & AdministrationResponsibilities (but not limited to)Leadership and development of a team of Building & Facilities Officers and Administration staff across multiple regions.Recruit, lead, manage and retain the Property team ensuring that Ability Options delivers its Vision, Mission, Values, Strategic and Operational plans and KPIs.Ensure current work plans and team activities support and are consistent with organisational operational plans and strategic objectives.Ensuring all Ability Options facilities and assets are maintained to a high standard and are safe for our employees, customers and the wider public.Management of property lease negotiations, transactions and legal team liaison.Contract management of facilities services including tendering and implementation of new suppliers.Planning capital works projects with key KPIs to be delivered to scope, on time and within budget.Overseeing fleet management and operations including strategy and risk management.Effectively collaborate with all business units and services to ensure effective alignment of services across Ability Options.Development of annual operating budgets, capital budgets and monitoring of performance.Apply advanced problem solving and decision-making tools across a wide range of policies, processes and procedures.Ensure all business activities are conducted safely and promote the physical and psychological safety of Ability Options People and other stakeholders. Essential CriteriaDemonstrated strong leadership skills and experience in developing and leading high-performing teams.Proven experience in managing stakeholders at all levels, from frontline support workers up to senior executives.Strong time management skills, and strong organisational and problem-solving skills with an ability to multi task, work under pressure and adapt to changing/competing work priorities.Knowledge of community services or disability sector industry compliance obligations.Experience in a property, facilities, building and construction role or similar.Experience in project management and contract management.High level of experience in managing diverse matters and proven ability in achieving positive outcomes in a timely manner.Willingness to undertake regular travel for work across portfolio as required.Current Drivers licence – minimum P2Willingness to undertake police check Benefits:Flexibility: At Ability Options, we offer flexible work arrangement with the ability to work from home.  Salary Packaging: Increase your take-home money with $15,900 not-for-profit salary packaging through Maxxia: Salary Packaging | MaxxiaTraining and career progression: Our In house – Learning and Development team offering ongoing career development support to staff.Mental Health and Wellbeing: A dynamic EAP partner who supports our staff with free confidential counselling: We Offer Comprehensive Wellbeing Support For Your Organisation - Workplace Options - Australia.
